Generac generators for Sachse homes, placed and permitted the right way

Protek Electric is a registered general contractor and electrical contractor, so we handle your Sachse generator from the site plan and permit to the final inspection. Homes here run 1,800 to 4,000 square feet, and we size every generator to the home.

Placement in Sachse

Where a generator can go on a Sachse lot

We plan placement before anything else. These are the clearances every Sachse install is designed around.

N

18 inches from the house.

N

3 feet of open space at both ends and the front, for airflow and service.

N

5 feet from windows, doors, vents and anything that can burn, like shrubs, a fence or a wood deck.

N

3 feet from your property line. This one is a City of Sachse rule.

N

5 feet from AC air intakes, and out of low spots where water collects.

Permits in Sachse

A straightforward permit, handled by a registered contractor

Sachse requires a registered general contractor for a standby generator, plus licensed electrical and plumbing work. Protek is registered as both a general contractor and an electrical contractor, so the permit runs through us from start to finish.

contractor to call

1

Site plan and HOA

We draw the site plan with the generator, setbacks and gas line, and coordinate HOA approval if your neighborhood requires it.

2

Permit submitted

We submit the permit with the generator's spec sheet and installation instructions. With full city review, most permits are issued in 7 to 14 days. With SB 1202, it's within 3 business days.

3

Install and inspections

We install the generator and transfer switch. The city inspects the gas* and any service work; the rest is inspected by the city or, on the SB 1202 path, by Protek.

4

Oncor and start-up

We coordinate with Oncor, which serves nearly all of Sachse, then start up the generator and walk you through it.

*Gas piping and plumbing are done by our authorized plumbing subcontractor. Protek coordinates HOA approval but doesn't build fences, screens or covers; your own contractor handles those. Questions about a specific permit: City of Sachse Development Services, 469-429-4781.

Texas SB 1202

Full city inspection or a faster permit: your choice

Texas Senate Bill 1202 took effect on September 1, 2025. In cities that follow it, including Sachse, it gives you a choice in how your generator is permitted and inspected. Protek offers both paths, and the choice is up to you.

3 business days

for the SB 1202 permit

Your choice

either path

Option 1 · Full city review

The city reviews the plans and does the inspections

N

The City of Sachse does the plan review and issues the permit.

N

City inspectors inspect the whole job, generator included.

N

Permits generally take 7 to 14 days.

Option 2 · SB 1202

A much faster permit, with Protek handling most inspections

N

The city skips the plan review, so the permit is issued within 3 business days.

N

Protek Electric inspects the generator installation in-house.

N

The city still inspects any new gas line, and any work on your electrical service, which usually happens when the transfer switch goes in.

What doesn’t change

N

Every install meets NEC (National Electrical Code) requirements.

N

Every generator is installed to the manufacturer’s specifications.

N

The placement rules above still apply, and so does HOA approval if your neighborhood requires it.

N

The city still inspects new gas lines and any work on your electrical service, either way.

The trade-off: with SB 1202, the city doesn’t do the plan review or inspect the generator itself; Protek does. In exchange, your permit comes through much faster. If you’d rather have the city inspect everything, we’ll go that route. The choice is yours, and we’ll walk you through both at your estimate.

The windstorm Sachse still talks about

On May 28, 2024, a line of storms with damaging winds tore across North Texas. The City of Sachse warned residents that Oncor was reporting more than 650,000 customers without power. In Woodbridge, some homes went more than a week before the lights came back.

Do I need a permit for a generator in Sachse?

Yes. Sachse requires a residential permit with a registered general contractor plus licensed electrical and plumbing work. Protek is a registered general contractor and electrical contractor, so we pull the permit. With full city review, most permits take 7 to 14 days; with SB 1202, it's within 3 business days.

What is Texas SB 1202, and does Sachse follow it?

SB 1202 is a Texas law that took effect September 1, 2025, and Sachse follows it. It gives you a choice. With SB 1202, the city skips the plan review and issues the permit within 3 business days, and Protek inspects the generator installation in-house. The city still inspects any new gas line and any work on your electrical service. Or you can have the city do the plan review and all the inspections, which generally takes 7 to 14 days. Either way, the install meets NEC requirements and the manufacturer's specifications.

How close to my house can a generator go?

Generac's guidelines call for 18 inches from the house, 3 feet of clear space at the ends and front, and 5 feet from windows, doors, vents and combustible materials. Sachse also requires 3 feet from your property line.

What does the City of Sachse inspect?

With full city review, the city inspects the gas, the electrical final and the building final. On the SB 1202 path, the city still inspects any new gas line and any work on your electrical service, and Protek inspects the generator installation.

Will you handle my HOA?

We prepare what your HOA needs and coordinate the approval. If the HOA wants a fence, screen or cover around the generator, your own contractor builds it. Protek doesn't do that work.

Who is the power company in Sachse?

Nearly all of Sachse is served by Oncor. We coordinate with Oncor as part of the install, so you don't have to.

Do you service generators in Sachse?

Yes. We maintain and repair Generac generators across Sachse. See Generac service and repair.
